Dear Potential Buyer/Investor:
On behalf of all of us at Flip and Sell ™ we sincerely hope that after browsing through our website you will no longer be frustrated by the over-inflated properties out in the current market.
At Flip and Sell ™ we are committed to provide our buyers/investors with an inventory of properties that are strictly properties listed at fair market value.
We have a team of realtors, appraisers and mortgage brokers. Collectively, we make every effort to ensure that all properties listed on Flip and Sell ™ are not outrageously overpriced. Our team of appraisers and realtors search the properties prior to listing them on Flip and Sell ™. We only work with sellers and brokers who share in our philosophy.
Please feel free to search our listings on Flip and Sell ™. Furthermore, please fill out the Buyers Form so that we may find you fair market value properties that fit your needs. Please be assured that your information is held with strict confidence. The process is easy. Simply fill out the buyers form and we will contact you with properties fitting your requirements.
A note to buyers/investors: Please do not be discouraged by properties that are listed by realtors. Many properties posted are listings of like minded realtors with the mind set of investors. We make every effort to ensure that all properties listed on Flip and Sell TM are either below or at market value prices.

Sellers
List or sell your properties:
1. Please read the following carefully and thoroughly.
2. In order to list your property with Flip and Sell ™ you will actually be listing your property with Royal Realty Investment Group, Inc.
3. You will be entering into an Exclusive Right of Sale Listing Agreement.
An exclusive right of sale listing agreement means that you the seller give the broker the right to be the exclusive broker in the sale of your property. This means that the seller must sell property through Royal Realty Investment Group, Inc., and may not assign to another brokerage. In fact Royal Realty Investment Group Inc., will be entitled to the agreed upon commission while under contract with the seller should the seller sell the property through another entity (private or public).
4. Commission Rates are as follows:
Residential Properties: 5% and up
Commercial Properties and Land: Vary
5. The duration for Exclusive Right of Sale Agreements runs for 6 months.
However, you may cancel the contract with No Penalty after 120 days.

ADDED BONUS : When purchasing a property for rental or investment purposes through Flip and Sell™ /Royal Realty Investment Group, Inc., we will refer available potential renters to you FREE of charge.

Brokers/Realtors
List your fair market value properties for free. The properties you post for free with Flip and Sell ™ must be your exclusive listings. Flip and Sell ™ adheres to ethical standards in order to maintain it's integrity and therefore, please note that you may not list other brokers' listings. We welcome all listings small or big. Flip and Sell ™ is another avenue for you to advertise your properties and sell them quickly. Our buyers will always be pre-qualified and eligible for a mortgage.
You may list the following types of properties :
1. Condominiums, Flats, Lofts, Townhouses
2. Residential: Including single-family and multi-family.
3. Commercial properties ( we adhere to confidentiality agreements).
4. Land.
There is no time limit for your listings or limit on the amount of your exclusive listings that you may post with Flip and Sell ™ for free.
To list your properties for free please read the following:
1. Your properties must be fair market value properties.
2. You must have an exclusive right of sale agreement with the seller.
3. You may list as many fair market value properties that are exclusively yours.
4. The agreed upon commissions on your exclusive right of sale commissions must be 5% or more. ( For large deals, such as luxury properties, commercial or land commission requirements vary from under 5% to over).
5. Fill out the submission form and a Royal Realty Investment Group, Inc. realtor will contact you within 24 hours.
6. Once your properties are posted on Flip and Sell ™ they will be available for our buyers/investors to view and thus make an inquiry upon. Your property will be assigned an ID number. We have an array of buyers/investors who are looking for fair market value properties from residential to commercial properties and land. We have developers who are looking for land throughout the state of Florida to build multi-units on. We are also looking for statewide shopping centers throughout Florida .
7. Buyers/Investors who are interested in your listing and ultimately we present an offer on behalf of the buyer/investor we do so as the buyer's agent and Royal Realty Investment Group, Inc., will now be entitled to a 50/50 portion of your commission.
8. There are special circumstances that a third party brokerage may participate in a sale, but may not be the case in all properties listed on Flip and Sell ™.
9. Lastly, we conduct our business with the utmost professionalism. Any buyers we bring to the table are qualified for a mortgage. We will not waste your time with an erroneous offer. Thus, the sale will move along smoothly and your clients will be happy with your professional services and will refer more clients to you.
